After completing a home inspection on what looked like a lovely and well maintained property in Acacia Bay this week I realized the house had been tarted up in all the places a purchaser would see but had not been maintained very well in the unseen areas.
One of the biggest risks for water entry is the roof and any penetrations on the roof but it is also the hardest place for a purchaser to inspect.
This house had two potential alarm bells
1 a low pitch roof
2 internal gutters
I would recommend any house with these features get checked out by a professional before purchasing as you will see from these photos they can hold water and cause premature deterioration if they are even slightly out of level.
And if a leak in an internal gutter goes undetected for a long period of time it could be extremely
expensive!
